Industrial The value of industrial property will vary as the economy affects trade and shipping. We have worked on virtually all types of projects, and understand that supply and demand affect the end products and ultimately the value of the real estate.
Manufacturing This term encompasses a wide variety of processes and the facilities designed to accommodate them. It includes clean rooms to rigid ISO standards, 100 ton tool and die machinery, electronic and medical assembly and boat manufacturing. Highly specialized manufacturing involves the design of an assembly line or process, and the building is designed around them. Other manufacturing may involve heavy load bearing floors, while others may be housed in a generic building.
Warehousing Virtually every product that passes through the consumer's door journeys through a series of warehousing, often after leaving a major manufacturing plant. Some are designed with a specific intent, such as trucking terminals, at dock height with specific ceiling heights and bay spacing and doors to either side, while others require air conditioning or must maintain freezer temperatures.
Self Storage The mini warehouse/self storage market is a specialized form of industrial or quasi-retail property. URS is intimately familiar with the industry, and can help determine not only if the market is in balance, but which specific sizes are in demand. As examples, a facility near a university may experience highest demand when students go home for summer or breaks, and a facility near popular winter locations may experience high demand for nine or ten months, then occupancy declines during the winter months when transient residents come to their winter homes . Each demographic must be carefully analyzed.
Specialty Industrial This group includes a variety of properties which fill specific needs, such as airplane hangers or incinerators.
